While rumors were still swirling about whether their two-year marriage would officially end in divorce, Hollywood A-listers Jennifer Lopez and Ben Affleck had already hoisted their massive Beverly Hills marital mansion on the market for a whopping $68 million and started the hunt for separate Los Angeles digs.

Though Affleck quickly scooped up a Cliff May-designed equestrian spread in Brentwood for a speck over $20 million, Lopez was frequently spotted around town checking out potential spots to hang her hat. Now word on the street has it that she’s finally settled on a Sunset Boulevard estate in the affluent Holmby Hills enclave that was formerly owned by the late BCBG founder Max Azria, as well as Oscar-winning writer, producer, and novelist Sidney Sheldon before him. It also just happens to sit right next door to the home her former beau Sean “Diddy” Combs is selling for $61 million.

Married designers Lubov and Max Azria paid Sidney Sheldon $14.4 million for the Paul R. Williams-designed residence in 2005.

As first reported by TMZ, Lopez is close to striking a deal to purchase the historic Paul R. Williams-designed digs, which were acquired by Azria and his wife Lubov in 2005 and subsequently underwent a lengthy multimillion-dollar renovation before the couple decided to hoist the property up for sale about nine years ago with an $85 million ask. Records show the place went on to shift on and off the market for as high as $88 million and as low as the most recent $55 million asking price; it also was offered for rent along the way for as much as $400,000 per month and used as a filming site.

When no buyers came forward, listing agents Rayni Williams and Branden Williams of The Beverly Hills Estates finally opted to put the 60-room spread under the gavel via Concierge Auctions earlier this year. The winning bid of $30 million was placed by billionaire investor Ron Burkle, whose well-documented affinity for architecturally significant homes ranging from Bob Hope’s Palm Springs mansion to Michael Jackson’s Neverland Ranch has made him somewhat of a legend in real estate circles.

Burkle has since become involved in an alleged breach of contract lawsuit against Azria’s widow, so Lopez, who previously toured the home, has now swooped in and is attempting to negotiate a purchase price with both Burkle and Lubov that falls somewhere between $30 million and $39 million.

A parquet-clad living room is showcased by a decorative arched fireplace, music nook and French doors leading outside.

Originally commissioned by radio star Charles Correll in the late 1930s to the tune of $70,000—and later occupied by Sheldon, who reportedly added 10,000 square feet to the premises—the sprawling compound is tucked away behind a lengthy gated driveway and a spacious motorcourt with room for more than 20 vehicles. Multiple structures offer a total of 14 bedrooms and 25 baths spread across 30,000 square feet of recently updated living space.

Glitzy amenities include an office overlooking skyline views and a 5,500-square-foot movie theater with its own concession stand, as well as nine fireplaces, a gold-domed library, a wet bar-equipped game room, a gym, a wine cellar, a catering kitchen, and staff accommodations. There’s also a poolhouse-turned-wellness center outfitted with a sauna, a steam shower, and a massage area.

Among the other standout features is an elegant double-height entry foyer resting beneath a skylight and displaying a sweeping bridal staircase, plus a living room sporting parquet floors, a fireplace, a music nook, and a wall of French doors spilling out to a terrace. A formal dining room is topped by a silver-leaf ceiling, a spacious gourmet kitchen has two islands and top-tier stainless appliances, and an opulent primary suite is decked out with a fireside sitting area, a private balcony, a large showroom-style closet, and a luxe bath.

Outdoor amenities include a tennis court with a viewing platform.

Rounding it all out are the garden-laced grounds, which host an infinity-edge pool flanked by a sundeck and a grassy lawn, along with a firepit lounge area, a glass-walled tennis court with an elevated viewing box, a greenhouse for growing produce, a koi pond, and an al fresco tea room.

Lopez, who recently sold her Manhattan penthouse that had been on the market since 2017 for $23 million, still owns a Hamptons estate she paid $10 million for more than a decade ago. As for Affleck, he lays claim to the new Brentwood pad and a secluded riverfront country estate in Georgia that he picked up in 2003, back when he and Lopez coupled up the first time around, and is where the erstwhile couple held a lavish wedding celebration in 2022.
