Sable Ranch, 400-Acre Studio Filming Location, Goes On the Market

Sable Ranch, a nearly 400-acre filming location in the Santa Clarita Valley that has hosted shoots for dozens of films and TV shows over the past five decades, including Sons of Anarchy, SWAT, American Horror Story and the upcoming The Accountant 2, has been put up for sale.

The property, comprising the adjacent Rancho Maria and Sable Ranch lots, sits just off the 14 Freeway and Sand Canyon Rd near Coyote Canyon, and features a “Western Street” and multiple rustic facades that have been used for features, scripted and unscripted TV series and commercial shoots. In addition to its set buildings and canyon and grassland locations, it also features two on-site helicopter pads.

The ranches are touted two of six properties that are zoned as part of Santa Clarita’s Movie Ranch Overlay Zone (MOZ), which allows for streamlined shoot permit process. “The MOZ is a first of its kind special zoning designation designed to lower the cost of filming permits, expedite permit processing time and most importantly entitle the construction of production related facilities, including sound stages, by right,” the commercial real estate agency that now holds the listing, CBRE, noted in its sale materials. The property has been listed for $35 million.

The valley location and close proximity to Hollywood’s studios made Sable Ranch a stopover option for decades for film and TV productions. In a 1970s era brochure touting the location to the industry, the owner boasted, “Surrounding the two ranches on three sides is the Angeles National Forest, with its forbidding steep mountains and canyons, giving the ranches unequalled seclusion and privacy, unhampered by smog or coastal fog.”

During the Sand Fire that ripped through the area in 2016, multiple sets at the Sable Ranch locations were damaged, including those for ABC’s Wipeout, Fox reality show Utopia and Netflix’s Ultimate Beastmaster, which “burned to a crisp,” ranch owner Derek Hunt told Santa Clarita’s Signal newspaper at the time. Hunt added to the local outlet that the Spanish home that NCIS had filmed in had been spared.

Along with noting other shoots that have taken place at Sable Ranch (Criminal Minds, 24, Firefly, Robin Hood: Men in Tights, and more), real estate agency CBRE added in its materials that a buyer could look to redevelop the property in multiple ways, including “agriculture, filming, recreation, and potential residential or commercial subdivision.”

The real estate agency noted that the property is on the market for the first time in 50 years.
