This N.Y.C. Apartment Building Was Transformed Into a 6-Floor, $26 Million Single-Family Oasis
In downtown New York’s tightly packed West Village, spaciousness isn’t the first thing that comes to mind. Nonetheless, with its tree-lined streets brimming with historic residences, charming eateries, and chic boutiques, the neighborhood is home to some of the city’s most sought-after, not to mention costly luxury real estate, even with floor plans most would consider cramped.
At 235 West 11th Street, however, one of the many handsome 19th-century townhomes that line the West Village’s leafy streets defies the neighborhood norm, offering an uncommonly spacious and completely upgraded modern residence of about 6,000 square feet with four bedrooms, seven bathrooms and five private outdoor spaces. Prior to its transformation, the 21-foot-wide pre-Civil War structure—it dates to 1844!—was configured as a multi-unit rental building. Now transformed into a single-family home fit for the 21st century, there are filtered throughout its six elevator-serviced floors four bedrooms, each with a marble bath, a trio of powder rooms, including one in the basement, which was excavated to achieve airy nine-foot-high ceilings.
Beyond the wrought-iron front gate, there’s a landscaped forecourt, the first of a handful of private outdoor spaces. And, of course, in a concrete jungle, having any private outdoor space at your disposal is rare, so having five is almost unheard of. Interior spaces are finished in a bright and warm color palette complemented by sumptuous textures and premium quality materials, including white oak floorboards laid in a chevron pattern and an elegant black marble fireplace. White, decorator-ready walls and oversized windows add plenty of natural light, as do a couple of skylights that shower daylight into the basement.
