The Villages at Shelby Station brings luxury townhomes to Collierville: Take a peek inside
A high-end townhomes project in Collierville is taking shape.
Local developer Shelby Station Development recently finished construction on 24 of its total 60 townhomes at The Villages at Shelby Station. Austin Duffie, manager of The Villages at Shelby Station, said the company is preleasing for the 24 move-in ready, upscale units.
“We’re excited about it because as far as we know, there’s not a luxury townhomes community for rent in Collierville and the neighboring communities either,” Duffie said.
The 12-acre project at 10105 Shelby Station Cove is located at the southwest corner of Houston Levee Road and Shelby Drive near The Shops at Carriage Crossing.

What will The Villages at Shelby Station's townhomes include?
According to Duffie, all The Villages at Shelby Station’s townhomes will include three bedrooms and two-and-a-half bathrooms. The bedrooms are all upstairs, while the half-bathroom is downstairs. Each unit's upstairs ceiling is 9 feet high, while the downstairs' ceiling is 10 feet.
The townhomes will have high-end finishes with quartz countertops, hardwood flooring, stainless steel GE appliances in the kitchen, LED lighting, designer-selected tiled bathrooms and dual-pane, energy-efficient windows.
The townhomes are 1,436 square feet with every unit having a washer and dryer and an attached two-car garage.
What amenities will The Villages at Shelby Station offer?
Duffie said the gated community's amenities will include an outdoor pickleball court that is slated to be finished at the end of July or early August.
“The outdoor living lifestyle is what we’re really excited about in the community and what we’re really promoting,” he said. “One portion of the Collierville greenbelts begins right at the property. We’ve got walking and biking trails around some water features in the community. We will be stocking both ponds for fishing for residents and their guests. We’ll also have some nice grilling areas with picnic areas."

How much is rent for a townhome at The Villages at Shelby Station?
Duffie said the townhomes will be leased for $3,500 a month, which will include fiber high-speed Internet for each resident.
When will the next phase at The Villages at Shelby Station be completed?
Duffie noted the final 36 townhomes units are planned to be done and move-in ready by the end of July or beginning of August.

History of The Villages at Shelby Station
The Collierville Board of Mayor and Aldermen unanimously approved The Villages at Shelby Station development in November 2022.
Duffie noted construction on the project started in late summer of 2023. He said the total cost of the entire project will be $24 million.
