Ensley, Perdido Key to get more residences after pair of projects OK'd in July

Escambia County’s Development Review Committee (DRC) only approved two residential development projects in July, but both have been a long time in the making.

One of the projects is called Highland Ridge and will be developed in Ensley, while the other is planned for Perdido Key and named Royal Beach at Perdido.

Both projects were initially filed in 2022, but only the Highland Ridge developers provided updated plans, which were submitted at the beginning of this year.

After receiving their development orders, the two projects are set to add almost 50 residential units to the county.

Here’s what to know about the residential development projects that were approved by Escambia County in July.

Highland Ridge

The Highand Ridge project was approved to turn a 3.9-acre site into a 40-lot townhome subdivision in Ensley, according to the project’s Information Form filed with Escambia County.

The residential development will include the creation of two new roads for the subdivision ? Highland Ridge Court and Highland Ridge Drive, according to the project’s approved set of site plans filed with Escambia County. Highland Ridge Drive will connect the subdivision to West Detroit Boulevard.

The Highland Ridge project was initially filed with Escambia County in January 2022 and was approved later that year in July.

Developers didn’t deviate from their plans for the subdivision over the years, as the Highland Ridge project was approved in 2022 for the same number of townhome lots and acreage.

This project was issued its latest development order on July 24.

Royal Beach at Perdido

Perdido Key could get massive project: Three restaurants, 1 hotel, over 100 residential units and more proposed for Perdido Key

The Royal Beach at Perdido project intends to build a new, multi-family condominium with 10 stories and eight residential units on a 0.78-acre site on Perdido Key Drive, according to the project’s Information Form filed with Escambia County.

Its development order from Escambia County states that an outdoor pool, spa and covered parking will be created as part of the project. The building's rooftop will also have a common area with entertainment space, kitchen and bathrooms.

This project will also result in permanent impacts to 8,494 square feet of beach mouse habitat, according to its site plan filed with Escambia County.

A multi-family condominium named Sea Oats used to stand at the proposed site of the project before it was destroyed in 2004 by Hurricane Ivan.

The DRC approved the Royal Beach at Perdido project on July 31, almost two years after it was initially filed in 2022. The project is now set for development at 14757 Perdido Key Drive.
