Escambia approved just one new residential development in March, but it's a big one
Escambia County officials only approved one new development in March, but it's a big one.
On Wednesday, the county's Development Review Committee approved one new subdivision development project called the Byrneville subdivision.
Byrneville’s developers intend to build the subdivision off of West Highway 4 in Century and it will be more than 122 acres large, according to the project's site plans filed with Escambia County.
There are two other residential projects that received approval for development during March, but these approvals were for new phases of ongoing developments, as opposed to brand new projects.
The projects approved to move forward to their next phase of development are the Iron Rock portion of the Wildwood Estates project and the Cedar Grove Townhomes project.

Byrneville Subdivision
The Byrneville project plans to create a minor subdivision of four lots on West Highway 4 in Century using about 122 acres of land.
Three of the lots will be similar in size, ranging from 20 acres of land to 25 acres, while the final lot will be more than 53 acres. Each lot will have a single home built on it, according to Terry Williams with the Development Review Committee.
Developers have been working to get approval for the Byrneville subdivision project since December 2020. Byrneville’s developers applied for approval for the second time in August last year, and the project received the green light from the DRC on Wednesday.
Iron Rock Phase 3; Wildwood Estates
Escambia County approved revised master site plans for the Wildwood Estates project on March 6.
The Wildwood Estates Master Site plan will develop more than 1,000 single-family lots in nine phases using about 777 acres of land off of Kingsfield Road and County Road 97 in Cantonment, according to the project's information form filed with the county.
Each additional phase of the development process brings more lots to the subdivision. The phases of the Wildwood Estates Master Site Plan are named Brookhaven, Kingsfield and Iron Rock.
There are four Brookhaven phases, which are adding 500 lots total. Additionally, there are two Kingsfield phases and three Iron Rock phases, which will add 202 and 365 total lots respectively.
Escambia County approved Iron Rock Phase 3 of the Wildwood Sites Master Plan this month, which is expected to develop 13 lots.
This new approval from Escambia County made Wildwood Estate’s prior development order, which was issued in December of 2022, null and void.
Cedar Grove Townhomes Phase 2
The second phase of Cedar Grove Townhomes’ development was approved by Escambia County’s DRC on Wednesday as well. The project plans to develop an additional 50 lots on top of the 40 that were already approved for its first phase, totaling at 90 single-family townhome lots in the subdivision.
Cedar Grove Townhomes will be built at 1490 Lansing Drive and utilize about 4.2 acres of land once both phases have concluded.
