Core Spaces is moving full steam ahead on its Cumberland Avenue student housing project, and the first phase is expected to open in just a year's time.
Core Spaces and Schenk Realty are the developers for the project, called Hub Knoxville, which has been in the works since 2022. The first phase includes two buildings scheduled to open in June 2025.
Juneau Construction has practically finished building the first two structures. Interior work still needs to be completed.
Hub Knoxville will be "the biggest student housing project in Knoxville's history," Joe Gatto, Core Spaces' managing director of student housing acquisitions, said in a written response to Knox News.
The University of Tennessee System Board of Trustees approved UT entering a lease with Core Spaces for a new dining facility in one of the buildings, helping to bridge the gap between campus and the Strip.
Phase two will be a third building expected to open in 2026.
Hub Knoxville building breakdown: addresses, total units
Building No. 1 at 1925 Cumberland Ave (phase one): 10 stories with 345 units to house 1,136 students. Unit sizes range from studios to five bedrooms.
Building No. 2 at 2001 Cumberland Ave. (phase one): 10 stories with 159 units to house 494 students.
Building No. 3 at 1990 Cumberland Ave. (phase two): Seven stories with 93 units to house 338 students.
A fourth building will be built at 1801 Cumberland Ave. It will be seven stories tall with roughly 215 units to house around 800 students. Unit sizes range from one bedroom to five bedrooms.
Construction on the fourth building wouldn't begin until spring 2025. Core Spaces says it will have an update on the completion date soon, along with a name for the building as it isn't a part of Hub Knoxville "at this point," according to Core Spaces spokesperson Kim Lyons.
Among the amenities, each building's will have a fitness center, spa, study areas and outdoor decks.
The first building will have a rooftop deck with a pool, a hot tub, a coffee shop, a basketball court and grilling spots. These amenities will be available to every Hub Knoxville resident, regardless of which building they live in.
The fourth building also would have a rooftop pool, hot tub and sun deck.
Hub Knoxville will have 1,750 parking spaces in a parking garage for residents and employees at the Fort Sanders Regional Medical Center and the East Tennessee Children's Hospital. This was made possible through a partnership with Covenant Health.
"We set out to not only deliver the biggest student housing project in Knoxville, but also the best resident experience. We want to be a fixture in the UT community that students are proud to call home," Gatto said. "We’re not only creating a great living experience for our residents, but we want to create a destination for locals and visitors in Knoxville by bringing more retail, restaurants and nightlife to the Strip."
A temporary leasing office is open at 1801 Cumberland Ave. Leases will be available soon, and more information can be found at hubknoxville.com.
